Preheat oven to 350°F (175°C). Grease a 9x5-inch loaf pan with non-stick spray.

In a small bowl, combine the light brown sugar and cinnamon powder. Set aside.

In a large bowl, whisk together flour, baking powder, baking soda, and salt.

In another bowl, beat the oil, eggs, and vanilla extract until smooth.

Add the wet ingredients to the dry ingredients and stir until just combined—do not overmix.

Fold in the chopped apples and nuts gently.

Pour half of the batter into the loaf pan, then sprinkle half of the cinnamon sugar mixture over the batter.

Add the remaining batter on top, and sprinkle the rest of the cinnamon sugar evenly over the top.

Bake for 50-60 minutes or until a toothpick inserted in the center comes out clean.

Let cool in the pan for 10 minutes, then transfer to a wire rack to cool completely.

Tips:

Use tart apples like Granny Smith for best balance of sweet and tangy.

Add raisins or dried cranberries for extra texture and flavor.

Serve sliced with butter or cream cheese for a cozy treat.
