Season the beef sirloin with 1 tsp seasoned salt and the Montreal steak spice.
Heat oil in a skillet over medium-high heat. Add beef and cook until browned and just cooked through, about 3–4 minutes. Remove and set aside.
In the same skillet, add diced bell pepper and chopped onion. Season with the remaining 1 tsp seasoned salt. Sauté until softened, about 5 minutes. Remove and set aside.
Wipe the skillet clean and reduce heat to medium. Place one tortilla in the skillet, sprinkle half of it with shredded cheese.
Add a layer of cooked beef, sautéed peppers and onions on top of the cheese. Sprinkle more cheese over the filling.
Fold the tortilla over the filling and cook for 2–3 minutes on each side until the tortilla is golden brown and the cheese is melted.
Repeat with remaining tortillas and filling.
Slice quesadillas into wedges and serve hot with sour cream, salsa, or guacamole if desired.
